About the Equifax Australian Mortgage Debt Index

The Equifax Mortgage Debt Index measures the average enquiry dollar value of mortgage applications that go through the Equifax Consumer Credit Bureau by financial services credit providers in Australia. Credit applications represent an intention by consumers to acquire credit and in turn spend; therefore, the index is a lead indicator of the amount of mortgage debt Australians are taking on.This differs to other market measures published by the RBA which measure credit provided by financial institutions (i.e. balances outstanding). Equifax uses the ABS definition of Statistical Areas Level 3 (SA3) in the region breakdowns of the top 5 average and lowest 5 average and mortgage enquiry chart ($) tables.

In the Index Equifax defines a First Home Buyer as an application from an individual who has not had a mortgage account previously.

In the Index Equifax identifies a potential investor versus owner-occupier mortgage holders using a data-driven proxy. This classification is based on individuals who hold two or more mortgage accounts, or opened a new mortgage account without updating their residential address within four months of the account opening. While this provides a highly indicative view of regional investment trends and market dominance, it should be noted that it is a proxy methodology.
